This project was the complete refurbishment of an approximate 3,200m2 GIFA 5 storey Grade A Listed building in George Street, Edinburgh to provide a change of use from an original office building (owned by Standard Life) into a fully remodelled arrangement to create the following:

  • Hotel: 36 individual ‘boutique’ rooms

  • Main bar: 500 capacity

  • Restaurant: 200 capacity

  • Nightclub: 400 capacity

Alcoholic and Public Entertainment licenses were also required, which affected the emergency lighting and specialist services designs within the building.

TKC undertook the full M&E services design for all areas of the building, inclusive of the following elements:

  • Electrical distribution and sub-distribuion

  • Lighting, feature lighting and emergency lighting

  • Small power distribution

  • Integrated IT distribution, inclusive of voice/data, hotel management, AV systems and hotel entertainment

  • Fire alarms (hard wired analogue addressable)

  • Intruder detection and integrated door access control

  • Internet distribution (including WAN provision and wireless access)

  • Heating and ventilation

  • Comfort cooling systems

  • Domestic water and above ground drainage

  • Automatic controls systems

The project was undertaken in a traditional manner and was handed over on time and to budget.

This project comprised the complete refurbishment and extension of the existing new state of the art multipurpose PE facilities, including multi gym with pulse centre, fitness studios, championship level squash and badminton halls, together with new reception, toilet and shower/changing accommodation.

TKC were to provide the fully coordinated design of all M&E systems which included a mixture of underfloor heating, high level radiant panel heating, heating/cooling via concealed fan coil units with ducted discharge, automatic controls and all air handling facilities.

Digital scene set lighting controls were employed within the fitness suites and the squash and badminton courts are illuminated to Sports Scotland championship standard guidelines. The use of high energy efficient luminaires and ballasts were utilised throughout and LED lamp sources were further specified where appropriate.

We further coordinated all incoming utlity diversion works including the provision of infrastructure design, procurement and management of utility quotations to ensure disruption of supplies to other buildings within the site were maintained at a minimal level.
